2024 Colorado Loan Limits rose nationwide to $766,550 and $816,500 in the Denver Metro area. These increased loan limits are available right now! In this week's Tip Of The Week video, I'll explain why the limits went up and what it means for you and your home search.
This increase is for "conforming" loans, meaning Fannie Mae and Freddie Mac government backed loans. FHA and VA loan 2024 Colorado Loan Limits are also increasing.
2024 Conforming Loan Limits were calculated by comparing the 3rd quarter 2022 median home prices to 2023 median home prices. That means that as a nationwide average, we saw an over 5% increase in median home prices! This is at a time when much of the talk is when the housing crash is going to happen.

$816,500: Denver, Arapahoe, Adams, Broomfield, Clear Creek, Douglas, Elbert, Gilpin, Jefferson, Park
$856,750: Boulder
$1,149,825: Eagle, Garfield, Pitkin
$1,012,000: Routt
$1,006,250: Summit
$994,750: San Miguel
$766,550: All Others
