Three things to avoid when applying for a mortgage. If any of these things might be coming up during the loan process, be sure to talk to your loan officer first, because these things could literally kill the transaction for you. The first one is no large deposits into your bank account. Why? Because we have to show where that money came from. If it's not from you or one of your accounts, or if it's cash, and we can't show that it's your cash, then that's not going to be allowed in the transaction. We have to verify that it's your money. The next one is don't apply for new credit during the loan process. Don't go out and buy the new furniture for the house or go out and buy a new car. 

The reason why is because lenders are going to do a soft credit check right before closing and they're going to find that new debt and they're going to have to add it to your application. So especially if you're really close on qualifying, that's something that could mess things up for you. And the last one is, don't change jobs. Talk to your lender first if you're going to change jobs, because some types of income or types of job changes, we may as lenders, not be able to use your full income or not use your new job income at all, depending on the nature of what it is. So be sure to talk to your lender about this. And also, if you lose your job during the transaction, there's no reason to wait. Talk to your loan officer. Let them know what's going on.
