1.) We get client preapproved before going under contract and clear any borrower conditions.
2.) When client goes under contract, we guarantee the loan will close or Fairway will buy the home in cash - thus eliminating the uncertainty of the closing not happening.
3.) Should we have to buy the home in cash, the seller can elect to not move forward with our offer and get $10,000 from Fairway.
Unlike many programs that offer cash now and a higher interest rate to the borrower after closing, we offer the same rate to the client and the seller is guaranteed we will close.
