Good morning. RJ Baxter here, your out of the box lender with your Saturday strategy. This week I have for you a strategy that I call the distinctive home strategy. And this is a really genius psychological strategy to help buyers to understand what they can actually get within their price range with all the features that they want in a home. I mean, you guys know as practicing real estate agents, a lot of times buyers come in with unrealistic expectations as far as wanting all these different things with the characteristics of the house, the location, and in addition the price range, that's well below what they can actually get all those things with.
So the way the distinctive home strategy works is when you take out your buyers to look at homes, of course you schedule a bunch of stuff that's within their price range that might fit what they're looking for. But what you do is you take one home that meets all of the criteria that the buyer wants to have. So location, features of the home, maybe it's school district, maybe it's size of the home, size of the yard, whatever those features are, and you put a home on the tour that fits those parameters. Now, of course this might be way out of their price range, but the point is it allows the buyer then to frame what that is that meets their expectations, to understand that's not going to fit within their budget. So that's the distinctive home strategy. I hope that helps you out.
