1. Solid pre-approvals. We review all documentation in depth to make sure there won't be any surprises in underwriting

2. We order the appraisal as soon as the contract comes in, assuring that this time-consuming step won't bog down the process. If the buyer incurs an appraisal fee and the contract falls out because of the inspection, we will pay for the appraisal on the next property.

3. We reward buyers for being prompt on their paperwork. Buyers earn a Target gift card if they return all paperwork within 48 hours of the disclosure date.

4. Weekly updates- we keep everyone in the loop with an every Tuesday phone call.
